Monthly Real Estate Market Update for the East Sacramento Neighborhood in Sacramento, Ca

June 2021 is a Seller’s market! The number of for sale listings was down 33.5% from one year earlier and up 14.2% from the previous month. The number of sold listings increased 5.1% year over year and increased 7.8% month over month. The number of under contract listings was up 6.8% compared to previous month and down 7.4% compared to previous year. The Months of Inventory based on Closed Sales is 0.8, down 32.9% from the previous year.

The Average Sold Price per Square Footage in East Sacramento was up 1.3% compared to previous month and up 29% compared to last year. The Median Sold Price increased by2.7% from last month. The Average Sold Price also increased by 1.8% from last month. Based on the 6 month trend, the Average Sold Price trend is “Appreciating” and the Median Sold Price trend is “Appreciating

The Average Days on Market in  showed a downward trend, a decrease of 60.6% compared to previous year. The ratio of Sold Price vs. Original List Price is 104%, an increase of 6.1% compared to previous year.

The Average For Sale Price in June was $762,000, up 17.4% from $649,000 in June of 2020 and up 0.4% from $759,000 last month.

The Average Sold Price in June was $612,000, up 33.3% from $459,000 in June of 2020 and up 1.8% from $601,000 last month.

The Median Sold Price in June was $539,000, up 29.9% from $415,000 in June of 2020 and up 2.7% from $525,000 last month.
